The Role:
A unique opportunity has become available for a Building Manager to manage 2 commercial assets in Paramatta. You will have a full time on-site presence at the buildings and be the person responsible for all building compliance and tenant management, whilst reporting into the regional operations manager.

Your duties and responsibilities will be as follows:
- Responsible for the day to day operations across 2 commercial properties including regular building inspections, identifying defects, non-compliance and risk issues.
- Provide assistance to ensure all statutory and regulatory compliance obligations are completed accurately including annual fire safety statement (AFSS), Cooling tower risk management plans (RMP) testing and audits, lift registrations and inspections and essential inspections and compliance reporting.
- Build strong relationships with tenants, managing tenant expectations and continuously offering strong levels of customer service
- Oversee preventative and reactive maintenance of building services including fire, lifts, mechanical, electrical, hydraulic, plumbing, cooling systems and access systems.
- Manage subcontractors and service contracts
- Take a proactive and committed approach to workplace health and safety (WHS) ensuring safety work procedures and followed
- Respond appropriately to emergencies or urgent issues as they arise
- Maintain accurate records relating to maintenance, compliance, contractor activities and statutory obligations.
- Ensure buildings are secured correctly each workday (Mon-Fri)
- Demonstrated experience in facilities or building management within commercial properties, including operational oversight of multiple sites.
- Strong working knowledge of building services, maintenance practices, and statutory compliance obligations in NSW, including AFSS, lifts, cooling towers, backflow devices, and essential services.
- Experience managing service contractors and coordinating trades to ensure timely, high-quality outcomes.
- Sound understanding of WHS requirements, including incident reporting and emergency procedures.
- Ability to maintain accurate records and contribute to operational reporting, including financial reporting support.
- Strong written and verbal communication skills with the ability to liaise effectively with tenants, contractors, and internal stakeholders.
- Proven ability to undertake regular inspections and identify risks, defects, or compliance gaps.
