An exciting opportunity exists for a commercially astute, hands-on Financial Controller to join an established property development business delivering a portfolio of landmark residential development projects.

This is a pivotal role within a lean finance team, offering genuine involvement across the full financial lifecycle of major property developments. Working closely with senior leadership and project teams, you will take ownership of financial control, cashflow management, project budgeting and forecasting, funding requirements and lender relationships.

This is not a role for someone who wants to sit on the sidelines. We are looking for someone who enjoys rolling up their sleeves, getting into the detail and providing practical commercial insight to support business performance and project delivery.

Key Responsibilities

  • Cashflow Management: Take ownership of group and project-level cashflow forecasting, liquidity management and working capital, ensuring funding requirements are clearly understood and proactively managed.
  • Project Budgeting & Forecasting: Lead the preparation, monitoring and ongoing review of project budgets, feasibility updates, cost-to-complete forecasts and financial performance.
  • Financial Control: Oversee the day-to-day finance function, month-end reporting, management accounts, balance sheet reconciliations and financial controls.
  • Project Performance: Work closely with development and project delivery teams to monitor project expenditure, identify cost variances and provide meaningful financial analysis.
  • Debt & Funding: Manage existing loan facilities, refinancing processes, lender reporting, drawdowns, covenant compliance and ongoing funding requirements.
  • Commercial Insight: Provide financial analysis and strategic advice to senior management, highlighting risks, opportunities and key financial considerations.
  • Process Improvement: Drive improvements across financial systems, reporting, controls and processes as the business and project portfolio evolve.

About You

You are a hands-on finance professional who combines strong technical accounting capability with commercial nous and a practical, solutions-focused mindset.

You will ideally bring:

  • CA or CPA qualification.
  • Proven experience in a Financial Controller, Finance Manager or senior finance role within property development, construction or a related industry.
  • Strong experience in project-based financial management, including budgeting, forecasting and cost-to-complete analysis.
  • Advanced cashflow forecasting and funding management capabilities.
  • Experience managing debt facilities, lender relationships and refinancing processes.
  • Strong technical accounting skills and the ability to oversee the full finance function.
  • A proactive, hands-on approach and the confidence to operate in a lean team environment.
  • The ability to communicate effectively with senior stakeholders, project teams, banks and external advisers
