You will report directly into the Managing Director. Therefore, this position can be senior Manager or Head-of level , depending on the individual.

Reporting to senior leadership, you will drive the full marketing lifecycle for a premium residential project - from pre-launch brand development through to sales campaign execution and close-out.
Strategic Marketing
- Develop and own the project marketing strategy, aligned to sales targets and the project business plan
- Lead integrated campaign delivery across all channels — ensuring brand consistency and premium quality at every touchpoint
- Manage agency relationships (creative, digital, PR, media) and hold partners to a high standard
- Drive goto-market planning from initial positioning through launch and on-market phases
- Champion the active use of AI tools across content creation, campaign optimisation, customer experience and workflow efficiency
- Manage digital channels including project website, social media, CRM and marketing automation
- Use data and analytics to drive decisions, report on performance and refine strategy in real time
- Bring a genuine curiosity for emerging marketing technology and a track record of putting it to work
- Work closely with sales, development and project management teams to ensure marketing activity is aligned with project milestones
- Act as the central point of coordination between internal stakeholders and external agencies
- Manage the project marketing budget with commercial rigour and clear ROI accountability
- Produce regular reporting that tells the story of what's working and where to push harder
About You:
- Solid project marketing experience within property development (apartments preferred, open to mixeduse and alternative asset types)
- Proven endto-end campaign management across a residential project, from positioning and launch through to close-out
- Handson use of AI tools for content creation, copywriting, image generation and campaign ideation (e.g. ChatGPT, Claude, Midjourney, Canva AI or equivalent)
- Familiarity with AIpowered analytics, personalisation and automation across digital and email marketing
- The editorial eye to critically evaluate AIgenerated outputs - knowing when to push further and when to pull back
- Awareness of ethical considerations and best practices around AI use in marketing
- Strong understanding of the Melbourne residential market and what drives buyer behaviour
- Confident communicator with the presence to manage senior stakeholders and keep multiple workstreams moving
- Commercial acumen across budget management and ROI reporting
